Why VC exists

A prospective client's existing owner's representative had pushed them straight to 100% construction documents and hard-bid the work. Every general contractor came back roughly $4 million over budget — after the client had already spent more than $600,000 on drawings that were now, functionally, expensive paper.

During value engineering, a path back to the client's actual budget emerged. The existing rep kept shutting the revisions down. The unmistakable feeling in the room was that the rep needed the project to move forward, on schedule, to collect a fee — even though moving forward that way was a disaster for the client.

That's the gap VC exists to close.

    Understand

    Before any recommendation, we learn what success actually means to this owner, not the generic version, theirs. Institutional priorities that never make it into an RFP: an operational requirement, a donor obligation, a funding timeline. We ask before we advise.

    Judge

    Judgment is the willingness to challenge the plan in front of us, including decisions made before we arrived, once we understand it well enough to know what's load-bearing and what's inherited assumption. An informed opinion, held and defended, even when it's inconvenient.

    Steward

    Someone else's resources, and someone else's mission, protected as though they were entrusted to us personally. Because they were. Every dollar has a purpose larger than the project itself.

    Partner

    Embedded enough in the client's world to know their real constraints, and confident enough in the relationship to tell them when a plan won't achieve what they actually need, even when that's an uncomfortable thing to say twice.

    Confidence isn't reassurance. It is not telling an owner what they want to hear. It is what remains when a decision was actually understood, actually judged, actually stewarded, and actually shared.

Medical Industrial

Distribution Warehouse Structural Enhancements

Led a tenant-initiated effort to harden a refrigerated distribution facility against high-wind events, protecting the mechanical and electrical systems responsible for product preservation. The original scope would not have achieved that protection. The design was revised with the client and design team, at no additional cost, to close the gap.

Hospitality

Convention Hotel Property Improvement Plan

Led renovation planning across an occupied 588-room hotel and convention space, sequencing work to maximize room availability throughout construction with zero negative guest outcomes. When unexpected mold conditions surfaced mid-project, remediation was resolved without disrupting the schedule.

Outcome

Delivered two months ahead of schedule, with GMP (Guaranteed Maximum Price) savings of over $250,000 returned to the client.
